How much should I list my home for?

A Pre-Listing appraisal is completed prior to listing a home for sale. Its purpose is to provide a professional unbiased opinion of value to help set a market-based list price. It can also help provide evidentiary support when counteroffers are deemed to be below current market value.

NOTE: Appraisals that include the full interior and exterior inspection are significantly more reliable than those based on exterior-only or desktop/no-inspection formats. This is due to the broader scope of verifiable data available for analysis, including direct observation of property condition, quality, layout, and features that may not be apparent or accurately represented through public records, photos, or third-party sources. Limited-inspection and no-inspection assignments inherently involve a greater degree of assumption and uncertainty, which can affect the precision and credibility of the final value conclusion.
